Job Description

  • Create draft concepts of floor plans and elevations in CAD that meet the price point and demographic needs of each community
  • Meet with Sales, Purchasing, and Executive Management to review and modify concepts for maximum design appeal, livability, and cost efficiency
  • Develop complete Construction Documents of plans, elevations, and details to meet the requirements of Purchasing, Estimating, Municipalities, and subcontractors

Position: Design Xeriscape Landscape for lake banks in my backyard

Detailed description of position

We are looking for someone to provide a design for my lake backyard. I live at 2106 Briarwood Blvd in Arlington, TX 76013. My home is part of Lakewood Addition HOA and is situated on our north lake. Our entire lake system (which we also call the canals) is 11 acres. The north lake which I live on is the highest elevation in our lake system and it flows down to the Lower Lake which in turn flows out to eventually add water to the Rush Creek system in Arlington. I have a lake porch and on each side is a bank with about a four foot slope and a 15-20-ft run. These banks currently are eroding and one of the banks is mostly sand and roots because for a number of years I had a sprinkler system which was not functioning and that bank (the eastern side) is full sun all day so it dried out. There is a retaining wall at the low end of each bank and below this retaining wall is a sidewalk wall at the lake itself. The retaining wall at the low end is about 14" high and the sand is eroding over the edge onto the lake sidewalk. I'm planning this week to have this retaining wall at the low end raised about 12" by concrete which will be crafted to have a stone look on top of and on the front facing side of the wall. Soil will be backfilled and sprinklers in the area will be raised. Once this is done I need a design for attractive, native, drought tolerant xeriscaping. I prefer not to use rocks, but would be ok if its only a small part of a design. I'm looking to achieve something uniquely attractive and extremely low maintenance.

Position: Long Range and Historic Preservation Planner

Detailed description of position

The Long Range & Historic Preservation Planner I will be responsible for coordinating and promoting the City's Historic Preservation Program and for coordinating activities that implement the Forward Hot Springs comprehensive plan. Depending on department priorities, this will not exactly be a 50-50% split, time-wise.

The successful candidate will demonstrate familiarity with principles and practices of both land use planning and historic preservation. Duties of the position may include coordinating the implementation of City policies and procedures for the protection of cultural and historical resources and providing guidance and direction to stakeholders on historic preservation goals and regulations. The incumbent will be responsible for coordinating extensive public contact requiring specialized and comprehensive knowledge relating to the principles and techniques of preserving historic and cultural resources, and its relations to the built environment.

This position will also:

  • Perform varied and complex assignments
  • Perform a wide variety of planning work, including collecting data for the preparation of various phases of a comprehensive plan
  • Actively participate in Development Code Revision (to begin mid-summer 2022)
  • Supervise the preparation of maps, charts, sketches, plans and designs pertinent to the formulation of a comprehensive plan
  • Direct, prepare and implement major preservation and revitalization plans, agreements, projects and activities, including mixed-use, commercial and residential development; public streetscapes; and infrastructure improvement projects
  • Coordinate with other City departments and agencies to implement goals and policies of adopted plans

Works under general supervision of the Manager of the Land Use Controls Section of the Office of Planning and Development to act as project manager for individual land use requests presented to the Memphis and Shelby County Land Use Control Board and Board of Adjustment.

  • Job Status: Full-Time
  • Rate of Pay: $3,805.42 Monthly - Salary Commensurate with Experience and Education

Minimum Qualifications

  • Two (2) years of experience as a project manager or community development planner; and
  • Bachelor's degree from an accredited college or university in planning, engineering, architecture, geography, business, or related field; OR
  • An equivalent combination of related education and/or experience.
  • Master's degree from an accredited college or university in planning, engineering, architecture, geography, business, or related field preferred.
  • PROOF OF EDUCATION, TRAINING, AND/OR EXPERIENCE IS REQUIRED.

Duties and Responsibilities

  • Reviews submissions to the Memphis and Shelby County Land Use Control Board (LUCB) and the Board of Adjustment (BOA) ensuring compliance with the Unified Development Code (UDC). Submissions may include applications, permits, developments, variances, etc.
  • Mediates between applicants and the LUCB, BOA and neighboring property owners on individual cases.
  • Presents staff findings to the LUCB and BOA on a monthly basis. Composes staff reports and conditions for approval, which includes resolutions for individual cases that go before the LUCB and BOA.
  • Conducts presentations to the Memphis City Council and/or Shelby County Board of Commissioners.
  • Works with the public by responding to a high volume of communication and interaction regarding a wide range of zoning inquiries.
  • Reviews site plans, subdivision plats, final plans, and special purpose districts to ensure compliance with approvals by the LUCB, BOA, Memphis City Council, UDC, and Shelby County Board of Commissioners.
  • Prepares and presents reports to the Technical Review Committee. Prepares maps using GIS.
  • Performs other related duties as required or directed.

Knowledge, Skills and Abilities

  • Strong presentation skills, strong written and verbal communication skills.
  • Knowledge of working with municipal or county departments, especially planning and engineering departments.
  • Knowledge in working with zoning codes and subdivision regulations.
  • Ability to research laws, ordinances, rules and regulations to prepare technical and legal documents.
  • Ability to understand and interpret site plans.
  • Ability to plan, organize and maintain an even flow of work.
  • Ability to courteously engage with the public and resolve problematic situations.
  • Ability to establish and maintain effective working relationships.
  • General computer knowledge and skills.
